A level 3 building inspection report, previously known as a full structural survey, is the most detailed survey of a property available. It is also the only survey we do at Barron Surveying Services Ltd. Why? Well both the Mortgage Valuation and Home buyers' Report have their merits, but we don’t like being restricted in the information we can give a client or watering down our advice.
After all, this is the biggest purchase you will make in your lifetime, so why wouldn’t you have the most thorough and detailed report available?
It’s the best way to find out all issues affecting a property - not just in relation to the structure - before you commit to buying it. We don’t just look for the bad bits; we will tell you about the good bits too. The other important factor to consider is our independence and impartiality. We are not doing a report because your bank has asked us for it, neither are we employed by a bank to undertake it on your behalf.
It’s what separates a small building surveying practice like us from the bigger corporate firms. Yes, they will have their own surveyor, but they will also be trying to sell you a mortgage, insurance and probably the conveyancing too. Independent, impartial advice is what you will always get from us.

What do we do?
When we receive an enquiry, we send out a quotation and the contents page of the report, so you know exactly what the survey will cover
After we have taken an instruction, we confirm it in writing, sending out our invoice and attaching our terms and conditions, one copy of which you will sign and return to us
Next, a ‘desk top assessment’ of the property, looking at factors such a radon, geology, flood risk assessment and EPC certificate
We make all the arrangements for the survey too, liaising with the estate agent and vendor to arrange a suitable date and time, collecting any keys if required
The inspection itself will usually last half a day.
